I had initially talked to Bryce about investment property. I told him what we were looking for as far as getting our feet wet in the real estate market. Soon after, he notified me of a short sale opportunity. I was reluctant because sometimes the work needed on the property is extensive the expenses don't justify the gain on the investment. Bryce did his research, looked at the property, and was very up front what the repairs/costs would be. He laid everything out and gave a fairly accurate account of expenses and potential income. He was in constant contact with the bank making the approval. When they wanted to put off a decision another few weeks, he was stern with them, and the bank magically came back with an approval for sale the same day. The title company he used made the process easy by emailing documents and sending a courier to pick up the money and documents. Once the sale was completed, Bryce referred companies for the work that needed to be done. All of his contacts were professional and priced reasonable. When appliances were being delivered, I was unable to get to the property, so Bryce went there and facilitated the delivery and installation for me. Once everything was done, my husband and I debated about selling or renting out the property. He gave us his advice, as far as what he felt would be the best return for our investment. We decided we would look for a renter, and if we couldn't rent it out within a couple of months, we would sell the property. He advertised within his online community, before putting the property on MLS. We had a renter the next day! Bryce isn't.) and quickly found out that truly the best, most responsive and most reasonable lender was ( surprising to me) a lender he recommended. That lender did have the best figures and honestly it was a fantastic process, especially with a first time home buyer. The Mortgage lender was Sun American. Give them a try, they honestly blew the competition away. Bryce helped us through the inspection process. He did not let anything slip. Everything went smoothly. Closing was a cinch. Bryce accompanied us to the closing and everything went well and quickly. We got our keys and even had some questions a few days after closing and he was immediate in his response and reaching out to the sellers for help in answering. I don't believe that our home buying experience would have gone the way that it had if it wasn't for Bryce. I have several friends going through NIGHTMARES of a time buying a home and their main complaint is their realtor. Bryce is the real deal. I honestly don't know what I could say to express how much our family loves Bryce. It's hard to put in to words, but in general he's one of the greatest people you'll ever meet. It's very difficult to put into words how we feel about Bryce. He has been nothing but INCREDIBLE since we've been working with him.
